Lake Cypress Springs is 3,461 acres of picturesque scenery and provides the best of both worlds, fishing, recreation and relaxation! Lake Cypress Springs is spring fed, has approximately 44.5 miles of shoreline adorned with majestic Pines, is 7 miles long and is 56 feet at its deepest area near the damn separating Lake Cypress Springs from Lake Bob Sandlin. Its water shed is approximately 75 miles. There are more than 20 Subdivisions on the lake, some of which are gated with Homeowners Associations. Lake Cypress Springs is under the jurisdiction of The Franklin County Water District and is Leasehold Estate. The combination of Game Wardens, Water District Lake Patrol and Franklin County Sheriff’s Office add layers of protection for its residents and guests. Only 110 miles from the Dallas Metroplex it’s not too far for that vacation every weekend!"

As its name suggests, Lake Cypress Springs is fed by springs, which attribute to the water’s clean blue appearance and continually warm temperatures. Hovering at around 72 degrees year round, the lake is always inviting. Anglers are just as attracted to Lake Cypress Springs as swimmers and boaters because they have an entire section of water all to themselves. Fishing-only zones allow anglers to spread out, settle in, and really savor the hunt. You’ll be impressed by the size of the red ear and bluegill sunfish, and you’re bound to hook white and black crappie on the lake. You’re also likely to catch catfish and walleye, in addition to spotted, white, and largemouth bass.

Lake homes for sale reside along 44.5 miles of stunning forested shoreline that wind around Lake Cypress Spring’s 3,461 acres of pristine water. Dotted by lakefront properties, public boat ramps, marinas, and campgrounds, the beach is the place to be. The Piney Woods may surround the lake, but the beach is always kept clean of invading timber and brush. Lie out in the sun, take a dip in the welcomingly warm water, or hop aboard the water toy of your choice. Five public parks host hiking trails, campsites, and RV areas for your convenience.

In addition to exploring the lake itself, you may like to look to the sky for a bit of bird watching: eagles soar across the landscape in the winter months, while other migratory flocks frequent the area throughout the year. You can also spend an afternoon in a friendly game of golf at one of Lake Cypress Spring’s local courses. One in particular, Cypress Creek Country Club, is known for offering nine holes of immaculate grounds and sweeping landscapes.
