Contact seller for specific directions.     Back on the market... We have a 3.1+ acre lot with 150+ feet of lake frontage on Herrington Lake and 350+ feet of road frontage. The lot is roughly rectangle with 1/3rd wooded and 2/3rds rolling field. The waterfront is a sloping hill to the waters edge not cliff-front like many waterfront lots on the lake. Our water front lot is a deep water year round lot. It is located 70 min. from Louisville and 30 min. from Lexington, due south of Frankfort (Danville area). It is located in the Herrington Hills development (Lot #1) with 70+ other lots. All of the lots are 2 acres or more (Ours is the largest lake front lot available). We have an association ($300 annually) and an extensive list of covenants to keep the neighborhood upscale(houses range from $225K-$400K). All utilities are underground with town water too. The utilities run along the road frontage and not through the middle of the properties (No right of way problems like other developments). The lot has been perk tested and approved for a septic system. We have a private community boat ramp, and a free-gated boat/RV storage area for residence only. The association fee also pays for the mowing of the other undeveloped lots, so the neighborhood always looks nice. There is no time limit to start building. There is also 5800' of straight run in front of my lot for those seaplane pilots out there. There is a full service airport 8 miles south in Danville as well. Herrington Lake is NOT controlled by the Army Corp of Engineers. You can clear cut to the water, build any kind of privet dock in front of your property (no permit required), and build as close to the water as you want (the FEMA flood plain is 75 feet from the waters edge at our lot). This is the only large public lake in Kentucky that you can do that. Taylorsville Lake, Nolin, Cumberland, Dale Hollow, and Rough River to name a few, are so restricted by the Corp it's not worth having a waterfront lot there. Herrington Lake is also rarely drained more than 5 feet in the winter (the power company at the north end needs the water for cooling) unlike the other lakes mentioned (they can drop as much as 25 feet or more in the winter). Herrington Lake is a dammed river (like the above lakes) and is 15 miles long as the crow flies, but is 32 miles long as it meanders through the countryside. Herrington Lake has great fishing and no boating restrictions. It’s a great place to live or vacation. You can search on mapquest and search "Rice Bend Rd. in Lancaster KY", and scroll south to the end of the road. Herrington Hills is the southern most part of the lake and the development starts at the end of Rice Bend Rd (arrow down). (the “aerial” image is very clear). The development is the last part of the lake where the lake is roughly shaped like a backwards "J". The taxes are low ($375 in 2008) for this lot. Construction costs are ridiculously low too. We have been quoted anywhere from $68 per square foot for contractor grade to $95 per square foot for custom (not a misprint). Local banks will underwrite 30-year land loans with only 20% down so you can sit on the property while you decide when it's the best time to build. Now is the time while interest rates are so low.
