This House and Property is offered from $475,000-695,000 depending on the amount of land you want!! Curious?? Read on.....The Salmon River Reservoir: The best kept secret in Northern Central NY. Hardwood forests surround the pristine body of water and the shoreline is made up of mostly state owned land. The shoreline is forever wild protected by NY State and Federal guidelines. Shoreline modifications are limited to licensing by the reservoir's owner, Bookfield Power. The reservoir is approximately 8 miles long and 2 miles wide and is an active source for hydropower production. There are many tree-covered islands and peninsulas that offer plenty of hiking and camping potential. Water skiing and tubing are possible even during busy peak season. The lakefront home population is about 25 residences. Limited availability of land may allow for about 10 more homes to be constructed. The reservoir was man made circa 1912-15. It has a dark cobblestone bottom. The crystal clear water averages 30 feet deep and levels can be monitored on a reservoir website. The waterside bay is large and deep allowing up to 3 Ft. drafting boats or sailboats to day moor at most times during the summer season. It is not unusual to see small planes land on the lake, winter and summer.

Run-off and underground springs feed the clean fresh water reservoir. A depth finder we used has indicated depths up to 100 feet in areas allowing great deep water diving and exploring. The real secret is the Salmon River Falls. The falls are 5 minutes away from the house. This natural wonder is beautiful and has the makings of a Normal Rockwell picture! with rare and endangered plants. Winter ice climbing is allowed by permit.

The picturesque lake is haven for all sorts of outdoor activities: hunting, fishing, swimming, hiking, bird watching, boating, kayaking, Jet-Ski, para-sailing and hand-gliding. Winter sports include, Snowmobiling, cross-country skiing, ice-fishing and snow-shoeing. A NY State DEC boat launch is about one mile away complete with concrete ramp and large parking area. The Tug Hill is noted for extreme winter snowfalls and provides for great winter activities especially snowmobiling. You'll have easy access to 1000's of miles of snowmobile and XC Skiing trials and camps, urts and motels for extra guests that are close by. There are even dog sled trails and teams are often seen training their dogs for competition. This unique area next to the reservoir averages 940 feet in elevation and rises to 1600 feet above sea level before dropping to the Black River some 30 miles away. This unique Tug Hill area receives an average 200 to extreme-300 inches of annual snowfall. Blizzards have been know to drop 8 feet in one storm. Often referred to as the eastern Rockies!!! Groomed trails and seasonal roads attract sports enthusiasts from far away spots. License plates from Michigan, Ohio, NJ, NH, Conn. and Wyoming are just a few. Visitors from many other eastern and central states are seen during fall and winter. The Salmon River fishing is world-renowned. The Salmon run is a great fall spectacle and interesting attraction for the whole family. Atlantic Salmon, Steal Head Trout and other Salmon Species have been introduced at the hatchery. Holding ponds allow hatchlings to grow before their release down river where they grow and enter lake Ontario just 15 miles away. The Salmon Hatchery is just 8 miles away.

Unlike the Adirondack's, No black flies! You can't beat northern NY for fall colors they are magnificent. Just being near the crystal clear water is very relaxing and peaceful.

Most guys like camp but some of the ladies are not a easily convinced. With this property you will not be roughing it. You'll please every member of the family, She will love it and if she loves it, life is good!

This is an all season area. After a whole summer of family fun you'll have Salmon fishing, hunting and snowmobiling with the guys. Enjoy a romantic retreat with your spouse or a start a family tradition away from the city with weekends at the lake. After a long week at work you deserve a recharge.

You will look forward to catching up on reading or enjoy the cool quiet night breezes. Take a well-deserved snooze on the deck as gentle waves hit shore.

This is a great entertaining house where friends and family will make memories and enjoy gathering. The water foul and wild game such as deer, rabbit, fox and geese will entertain the whole family. Watch them as mothers tend to their offspring.

The long 1/4 mile winding stone common driveway allows semi-private entry to the property where the house was built in 2003 on 5 acres lakeside. On the opposite side of the street another 17<> additional acres are available. This additional land offers an excellent view of the lake at various times of the year. I will include it in sale or it may allow a friend or family member to build a house nearby. A total 21.9 acres are for sale. Let your real estate creativity soar. Set back requirements put the house approximately 250 feet from shoreline.
